This project was originally conceived using a modular construction delivered under a Design and Construct procurement strategy, a signi昀椀cant departure from CEWA Ltd’s standard requirement of a lump sum contract format.
A large body of work precipitated, with PA working with the College, CEWA Ltd and a modular building company to test the proposed method of delivery. Our experience in modular construction in non-education sectors, combined with the experience of our industry partnerships, led to a rigorous examination of design outcome and feasibility, assessed against the criteria of cost effectiveness and timely delivery of the project.
This was a challenging proposition from the outset, as historical evidence strongly suggested that modular commercial construction is dif昀椀cult to justify in terms of cost where sites are located in the Perth metropolitan area. This proved to be the case for this project.
However, we moved quickly to revert the design and documentation process to a traditional approach and completed the College’s design proposal for a two storey teaching, E-Learning and Canteen hub for its wellestablished campus.
Injecting a new typology into the existing build forms set the building apart, taking design elements of the original scheme and transferring the space planning into a simple rectilinear format. Commencing construction in August 2022, the works progressed efficiently, with a successful project completion the following year, in readiness for the start of Term 3, 2023.
