The task presented to Paterson Architects was to design a market leading commercial office building adjacent to, and on the same lot as an existing 18 level office building, and to be built over an existing 5 level integrated carpark within the City of Perth CBD.
A detailed site analysis considered constraints of existing surrounding development, setbacks and view permeability, the integration at plaza level with its numerous pedestrian access routes and the feasibility of loading the existing basement structural grid, and how that load could be transferred from and accommodate the structural integrity of the new building above.
With spare services capacity in the existing 18 storey office building, this analysis also contemplated the sharing of building services to target a sustainable, cost-effective high-performance outcome to achieve a premium office grade and rate both the design of the new building and the upgrade of the existing building to certified sustainable outcomes.
Paterson Architects assembled the consultant team and with ARUP, tested many structural and service options.
The design response was an 11 storey 850sqm per floor hybrid timber and steel frame building utilising cross laminated timber flooring, glue-laminated timber beams, steel frame core and V braced columns, the latter highly visible through floor to ceiling façade glazing creating a unique brand and aesthetic. Building weight was minimised and concrete largely eliminated except for one small plant room floor.
The City of Perth Design Review Committee commended “the design and expression of the structure --, the innovative use of timber and lightweight construction and the general sustainability elements including coordinating use of the services with the adjoining tower and efficient concealment of services within the structure”.
